You Don’t Have to Be on Site to Be in Control

If you live out of town or simply don’t want your rental home to become a full-time job, that’s okay. There are smart ways to safeguard your investment without micromanaging every guest.

Here’s how I help my clients feel confident when they hand over the keys.

Use Smart Tech Wisely

Install smart locks, thermostats, and security cameras (exterior only). These tools give you visibility without invading guest privacy—and they help prevent issues like forgotten keys or excessive A/C use.

Screen Guests with Intention

If you’re using Airbnb or a similar platform, screen your guests. Look at reviews, verification status, and communication style. If you’re unsure, it’s okay to say no.

Set Clear Expectations

A detailed welcome guide and house rules go a long way. Include check-in instructions, emergency contacts, and reminders about noise, trash, and water usage.

Hire a Co-Host or Local Manager

If you’re not nearby, a local co-host can handle guest interactions and emergencies. A good manager knows when to call you—and when they can handle something without disrupting your peace.
