
Helping Veterans Choose the Best Path to Homeownership
If you’re a veteran or supporting someone who is, you know that navigating the home loan process can be overwhelming. Between FHA, conventional loans, and VA-backed financing, it can be hard to compare all the options clearly.
That’s why a new bill making its way through Congress, the VALID Act (Veterans Affairs Loan Informed Disclosure Act of 2025), is such a big deal for those who’ve served our country and are now ready to settle into homeownership.
What Is the VALID Act?
The VALID Act is a bipartisan effort designed to make sure VA loans are presented as clearly and fairly as any other mortgage option. It ensures that eligible veterans can confidently review and compare VA loan terms alongside FHA and conventional financing when applying for a mortgage.
It also proposes that a borrower’s military service status be included on standard mortgage applications, so lenders can identify VA loan eligibility earlier, cutting down on delays and confusion.
Why This Matters for Veterans in Ventura
Ventura has a proud military and veteran community. But like many places across the country, VA loan usage is still lower than it should be. Nationally, fewer than 15% of eligible veterans use their VA home loan benefits, even though these loans:
- Requires no down payment
- Often come with lower interest rates
- Waive private mortgage insurance (PMI)
- Save buyers thousands over the life of the loan
Sometimes, veterans skip these benefits simply because VA loans weren’t clearly explained or were positioned as “too complex” during the home-buying process.
The VALID Act aims to change that.
NAR and REALTORS® Are Advocating for This Change
The National Association of REALTORS® (NAR) is one of the strongest voices behind this bill. They’ve long supported the VA Home Loan Guaranty Program, which has helped over 24 million veterans become homeowners.

What’s Next?
The VALID Act is part of a broader effort in Congress to make sure veterans don’t get left behind in today’s competitive housing market. It follows the VA Home Loan Reform Act, passed earlier this year in the House, which ensures that veterans are treated equally in mortgage transactions.
With rising home prices and inventory challenges, it’s more important than ever that veterans are fully supported and given every advantage they’ve earned.
