Transparency Isn’t Just Smart—It’s the Law
If you’re preparing to sell your home in Ventura County, one of the most important steps is completing your seller disclosure forms. These documents are more than just paperwork—they’re your legal obligation, and they can make or break a deal.
Buyers want transparency. In fact, many will walk away if they feel something is being hidden. But here’s the good news: honest disclosures don’t scare serious buyers—they build trust.
What Are Disclosures, Exactly?
In California, you’re required to fill out a Transfer Disclosure Statement (TDS) and a Seller Property Questionnaire (SPQ). These forms ask about:
- Past repairs
- Known issues (plumbing, roof, HVAC, etc.)
- Environmental hazards (mold, lead paint, asbestos)
- Neighborhood noise or disputes
- Past insurance claims
It’s not about painting a perfect picture. It’s about giving buyers peace of mind.
Why Full Disclosure Actually Protects You
Worried that being too honest might scare off buyers? In reality, it protects you from legal fallout down the line. If something surfaces after the sale that wasn’t disclosed, you could be held liable—even if the issue was unintentional.
Transparency gives buyers confidence, which leads to smoother negotiations and fewer post-inspection surprises.
Not Sure What to Disclose? Ask.
If you’re unsure about a detail, disclose it. Or, ask a local real estate professional (like me!) for guidance. I work closely with sellers to make sure disclosures are accurate, complete, and fair.
